This is the demolition of the last Charter Oak Communities’ Vidal Court building, marking a milestone in the construction of a dual project by Stamford Hospital and Charter Oak Communities (COC).
Redniss & Mead was part of the team that facilitated the property swap between Stamford Hospital and COC to make these important developments a reality. As part of the property swap, Stamford Hospital gained a portion of the Vidal Court property which is being used for the hospital’s new campus expansion. We provided planning, civil engineering and land surveying services which translated to fluency in applications for Master Plan changes, Zone changes, Text changes, Site Plan approvals, and the discontinuance of City Streets. Working closely with both development teams on zoning approvals, including three other road discontinuances, was an added value that helped us achieve a total solution for our clients.
Our philosophy includes nurturing strong relationships not only with our clients but also with influencers in the community including officials at the municipal and state levels. We proactively network and share our site design expertise to give a competitive edge to owners, brokers and developers. This particular Stamford Hospital/COC land swap was accomplished thanks to the teamwork and cooperation of many stakeholders including the state of Connecticut, Stamford Hospital, COC, the City of Stamford and Redniss & Mead, all cooperating from the concept stage.
The new Stamford Hospital campus is designed to be welcoming to the surrounding community. At the heart of the expanded grounds will be a new, 11 story, 647,000 square foot specialty healthcare pavilion that includes a 63,000 square foot emergency department and 180 private rooms. The project is currently registered with the U.S. Green Building Council under the LEED® rating system and is also incorporating a number of strategies from the Green Guide for Health Care such as outdoor places of respite for patients and visitors.
The Charter Oak Communities revitalization of Vidal Court includes a replacement of the existing 216 units and an increase in the total number of units to 350 on multiple sites. “The revitalization program for Vidal Court will create a self-sustaining housing resource for low- and moderate- income working families.” (Quote from the COC Website)
