Mr. Redniss is President of Redniss & Mead, Inc., a Stamford, CT-based design and consulting firm specializing in land use, engineering, surveying, environmental consulting, urban design and site planning.

Redniss & Mead, with its roots dating back over 100 years, has built a portfolio of award-winning projects of virtually every scope and type – from residential, commercial, and industrial to educational, religious, government, and cultural to waterfronts, parks and open space.  The firm’s extensive body of work is respected by both the public and private sectors for its sensitivity to the natural and built environment, facilitating the public review process and focus on efficient solutions to wide spectrums of land use challenges.

In his 30 years of practice, Mr. Redniss has built a reputation for creating land use strategies that achieve solutions to current challenges of land use through sensitive master planning, innovative zoning, and facilitating the Land Use Entitlement process to meet community needs through good planning and zoning.

He has successfully introduced Zoning Regulations specific to infill development, historic preservation, parking reduction, shared parking, preservation of open space, clustering, senior living, mixed use developments, affordable housing, transit-related developments, temporary community based uses, public amenity bonuses, and various  special use zoning amendments.  Many of these Special Permit uses were located in single family residential zones.  Examples would be 1) the relocation of the Stamford Historical Society museum from downtown Stamford to the former Martha Hoyt School in North Stamford; integrating the Edge Hill Lifecare Retirement Community on the former Alexander Estate in Stamford and the Brighton Gardens Nursing Facility on another residential property in North Stamford.  He was integral in the approval process to build a new Boys & Girls Club of Stamford club house and gymnasium in a single family residential area.  Mr. Redniss worked tirelessly with neighbors to achieve a harmonious balance for all of these Special Permit uses.

His decades of experience meeting the diverse residential demands of our region have encompassed the gamut from multi-million dollar mansions to the homeless. New multi-family and affordable housing initiatives and inclusionary Zoning initiatives for various municipalities have facilitated the creation of thousands of units of rental and homeownership opportunities in Fairfield County.  He was a member of Mayor Dannel Malloy’s Taskforce on Affordable Housing and the Governor’s Blue Ribbon Commission on Affordable Housing.

Mr. Redniss has lectured in the tri-state area on the dynamics of creative zoning, affordable housing and positive approaches to the land use process.  Sponsors have included the State of Connecticut Department of Housing, Fairfield 2000 Homes Corporation, the Westchester Housing Fund, The Connecticut Home Builders Association, University of Bridgeport, University of Connecticut and others.  His efforts have led to various citations and awards from The Connecticut Chapter of the American Planning Association, State of Connecticut General Assembly, Home Builders Association of Connecticut and others.
