Prepare, submit, present, and generally lead the planning & zoning application process. Our services include coordination with Town Land Use staff, presentation before the Boards, preparing neighbor mailings, as well as coordinating with other Town departments, area representatives, neighbors and other interested parties. Prepare site plans, including grading, utility plans, sediment & erosion control, and Drainage Summary Report for use in securing all local land use permits. We prepare the Flood Study for use in confirming conformance with the Town of Westport Flood Zone Regulations and for use in securing a Conditional Letter of Map Revision (CLOMR) from FEMA for the proposed activities. We lead the application process with the Conservation Commission, Flood & Erosion Control Board and Water Pollution Control Authority. We work with staff and the necessary peer reviewers prior to any application submission and hearing. Greenwich Academy – Main Campus

33-acre campus serving a K-12 student population of 800. Since 1994, Redniss and Mead has provided engineering design of site improvements and infrastructure serving a variety of new and renovated campus buildings as Greenwich Academy continues to implement its Master Plan. Work has included the Wallace Performing Arts Center with its 400-seat Massey Theater, The Raether Athletic Center and outdoor Athletic Field Complex, the Upper School and Library and renovations to the Middle School, Young Dining Hall Facility and Historic Ruth West Campbell Hall. Services include site grading, stormwater management, parking and drop-off design, sanitary sewer connections, utilities, construction administration survey mapping and layout. Permit approvals included Planning and Zoning Commission, Inland Wetland and Watercourses Agency and Department of Environmental Protection for coverage under the NPDES Stormwater Discharge Permit. With given site constraints, design solutions focused on stormwater management, wetland/watercourse protection and maintaining parking operations during and after construction while allowing full operation of the school.

Wilton Heights

We have prepared land surveying, site civil engineering and zoning documents required to make application to the Town of Wilton for a text amendment, zone change and special permit to assist with the applications to construct a two building, mixed use development consisting of apartments and commercial space

Waterstone at Stamford

Planning, Land Surveying and Site Civil Engineering services associated with the permitting of a new assisted living facility and separate self-storage facility. Planning services include: preparing, submitting, presenting and leading the planning & zoning application process. Services also include coordination with City Land Use Staff, presentation before Planning Board and Zoning Board, preparing legal notices and neighbor mailings and coordination with other City departments, area representatives, neighbors and other interested parties. Surveying services included Property, Topographic, Zoning Location and ALTA/NSPS Land Title Surveys. Engineering services consist of preparation of the Site Plan including grading, drainage, sanitary and utility plans; sediment and erosion control plans; drainage reports.

URBY Stamford/Parcel 38

4.3-acre excavation that came to be called “the hole in the ground”, undeveloped for more than 20 years, was approved by the City of Stamford Zoning Board to turn it into a multimillion-dollar residential project. The project when complete will consist of 11 apartment buildings, including 272 studios, 273 one-bedroom and 127 two bedroom apartments. Ten of the buildings would be connected in a square-like shape with one building jutting out of the middle. The site also features a 5,090-square-foot public cafe at the street corner with outdoor seating. The 83,000-square-foot outdoor area also includes a pool, chessboard, fire pit and green space.

Stamford Health

We were on the team that facilitated a property swap between Stamford Hospital and Charter Oak Communities to make two developments a reality. As part of the swap, Stamford Hospital gained a portion of the Vidal Court property for the hospital’s new campus expansion including a new healthcare pavilion. We provided planning, civil engineering and land surveying services which translated to fluency in applications for Master Plan changes, Zone changes, Text changes, Site Plan approvals, and the discontinuance of City Streets. Construction logistics were critical to the design allowing the hospital to stay fully operational during the campus and facility improvements. The project is registered with the U.S. Green Building Council under the LEED® rating system and is incorporating strategies from the Green Guide for Health Care. The Charter Oak Communities revitalization of Vidal Court includes a replacement of the existing 216 units and an increase in the total number of units to 350 on multiple sites.

Waypointe

Waypointe is a comprehensive redevelopment within Norwalk’s Central Business District. Redniss & Mead worked closely with our clients and the Norwalk Redevelopment Agency to effectuate their shared vision of mixed-use urban renewal. The first phase of the growing project is under construction and includes 460 apartments and 60,000 square feet of commercial floor area designed to spur the creation of a lively urban core centered on a pedestrian-only street. We provided land surveying, site civil engineering, and zoning analysis for this complex land development involving private and publicly funded infrastructure improvements and the compilation of the 30 different parcels of land. Redniss & Mead provided the infrastructure improvement design to the City allowing the Department of Public Works to oversee its bidding, award, and construction under CT Department of Economic Development criteria. The Master Plan currently includes 190 more apartments and another 200,000 sf of commercial floor area.

Fairview Country Club

FCC is a longstanding client for over a decade. We provided land surveying, site civil engineering, and permitting services for two recent projects including the construction of a maintenance building and storage facility, and a course-wide irrigation system replacement and overhaul.

Round Hill Club

We have served as engineer and surveyor of record providing services that include the design of site grading, drainage sewer connection and utilities for several projects for this client which included a new staff house building and an indoor tennis facility. We were also lead representative in the local IWWA permit process and assisted in the Planning and Zoning Permit process.

Woodway Country Club

Construction of a new maintenance facility consisting of a maintenance building, material storage structure and environmental pavilion to manage chemicals associated with golf course management. Redniss & Mead also provided engineering, surveying and zoning consulting services in conjunction with the proposed demolition and reconstruction of the Club’s existing pool complex. Services include the design of site grading, drainage and utilities including abandonment of an existing septic system and in lieu of a new sanitary sewer connection. Redniss & Mead serves as lead representative in the local land-use entitlement process for this project.
