Harbor Point

Harbor Point is a transit-oriented, mixed use development along the Long Island Sound, consisting of more than 2,300 new apartments, multiple office buildings, dining and shopping establishments, several marinas, a waterfront boardwalk, public parks, and a trolley bus transportation system.

The overall development has included the survey, redesign and construction of existing public roads, as well as the design and construction of new roads and pedestrian accessways.

Harbourside SONO

Five-Story, Mixed-Use development on a 1.5 acre site comprised of 5,500 square feet of retail and office space in addition to 80 apartments of which eight will comply with the City of Norwalk’s Workforce Housing Regulation. Surveying services included a Property & Topographic Survey and a Zoning Location Survey for parcels A and B.


Engineering services included preparing drawings and reports for the Site Plan Review Application process including grading, drainage, utility plans; sediment and erosion control plans; a drainage summary report and a Coastal Area Management report.


All units will have terraces or Juliet balconies. Harbourside SONO also will feature a yoga studio, state-of-art gymnasium, community room with common kitchen, tenant garden space, dog play area and rooftop pool with panoramic views of Norwalk Harbor and the Long Island Sound.

LCB Senior Living -The Residence at Summer Street

This project consists of a 104-unit assisted living and memory care facility. We provided planning and surveying consulting for feasibility and due diligence. During the development stage, we provided P&Z consulting services for the approval process which included applications for Text Change, Zone Change, Special Exception, and Site/Architectural Plan approval. In addition, we provided surveying and P&Z consulting services before, during and after construction. This project was originally put under contract and developed by Mark De Pecol of Senior Living Development (SLD). Rendering by EGA Architecture.

LCB Senior Living – The Residence at Selleck’s Woods

105-unit assisted living/memory care facility. The project included the adaptive re-use of an office building on an underutilized suburban campus. We prepared, submitted, presented and led the planning & zoning application process with the Town of Darien for the necessary Text Amendment and Zone Change approval for the development of this 7.9-acre property; and followed with a site plan and special permit approval for 105 units of Assisted Living and Memory Care. Additional engineering services included site plans for attended parking, drives, landscaping and utility infrastructure. Sunrise Senior Living

Planning and Zoning consulting services were provided for the development of this 3-story, 91 unit Assisted Living Facility. R&M also wrote new Zoning Text and obtained approvals to allow for the increased density and supported the application process including interfacing with the Town of Wilton officials and presented to the P&Z Commission. After development by Mark DePecol of SLD, Sunrise Senior Living assumed construction and operation of this project. Rendering by EGA Architecture.
