The Curb

Redniss & Mead provided land surveying services for long-time client BLT at The Curb, located at 150 Glover Avenue, Norwalk, CT which is a high-density multifamily community (548 units) within a master-planned transit village one mile to the Merritt 7 Train Station.

637 West Avenue

A 1955 historic Norwalk bank building at 637 West Avenue was adaptively reused and transformed into a new state-of-the-art healthcare facility while also accommodating a revamped bank branch office. R&M provided planning, surveying, and engineering services for this project, which required land use entitlement approvals and coordination with the Department of Public Works and the Norwalk Redevelopment Agency. This successful project demonstrates the feasibility of transforming existing historic structures into ones with modern functionality.

Mill Pond

The East Avenue Village District’s first project, Mill Pond, will significantly enhance the area. Replacing a largely vacant parking lot with a beautiful streetscape thanks to new zoning regulations intended to breathe new life into the East Norwalk TOD Zone. As part of the Spinnaker and Beinfield Architecture team, Redniss & Mead serves as the lead land surveyors and civil engineers. We are enabling this transformation by designing the site and surrounding street improvements to support the mixed-use development – residential apartments alongside commercial space – despite the challenging location and floodplain. Our contribution included grading, drainage, utility plans, and sediment and erosion control plans, all crucial for navigating the entitlement process and securing approvals from Planning & Zoning. Additionally, the development required local Coastal Area Management site plan approval, along with collaboration with the Department of Public Works, the Water Pollution Control Authority, and TMP (Transportation, Mobility, and Parking). Mill Pond will set a new standard for future development in the area.

Waypointe

Waypointe is a comprehensive redevelopment within Norwalk’s Central Business District. Redniss & Mead worked closely with our clients and the Norwalk Redevelopment Agency to effectuate their shared vision of mixed-use urban renewal. The first phase of the growing project is under construction and includes 460 apartments and 60,000 square feet of commercial floor area designed to spur the creation of a lively urban core centered on a pedestrian-only street. We provided land surveying, site civil engineering, and zoning analysis for this complex land development involving private and publicly funded infrastructure improvements and the compilation of the 30 different parcels of land. Redniss & Mead provided the infrastructure improvement design to the City allowing the Department of Public Works to oversee its bidding, award, and construction under CT Department of Economic Development criteria. The Master Plan currently includes 190 more apartments and another 200,000 sf of commercial floor area.

Merritt 7 Corporate Park / Merritt on the River

This 1,300,000 square foot corporate office park is located along 3,500 feet of the Norwalk River. Site planning included the relocation of 2,300 feet of the River; analysis of flood impacts on five completed buildings; environmental analysis and design of impact mitigation such as fish groins and low flow channels; detailed surveys and construction control; and comprehensive permit processing at the local, State and Federal levels. Merritt on the River: We provided Engineering and Surveying services for the construction of a 227-unit residential building (273,635 square feet) and renovation of two existing office buildings totalling
230,000 square feet. Site Engineering included design of storm sewer, sanitary sewer, parking and utility coordination. The project required Conservation and Zoning Board approvals at the local level, as well as Department of Environmental Protection and Department of Transportation approvals at the State level. Access to the site included construction of a bridge crossing over the Norwalk River.

Harbourside SONO

Five-Story, Mixed-Use development on a 1.5 acre site comprised of 5,500 square feet of retail and office space in addition to 80 apartments of which eight will comply with the City of Norwalk’s Workforce Housing Regulation. Surveying services included a Property & Topographic Survey and a Zoning Location Survey for parcels A and B.


Engineering services included preparing drawings and reports for the Site Plan Review Application process including grading, drainage, utility plans; sediment and erosion control plans; a drainage summary report and a Coastal Area Management report.


All units will have terraces or Juliet balconies. Harbourside SONO also will feature a yoga studio, state-of-art gymnasium, community room with common kitchen, tenant garden space, dog play area and rooftop pool with panoramic views of Norwalk Harbor and the Long Island Sound.
