The former Bow Tie movie theater sat on one of the most prominent sites in town, a windowless concrete box with nothing to offer the thousands of commuters passing it daily.
The Ashforth Company set out to change that. The vision was to replace the theater with a restaurant and food hall that opens to the street, modernize the train station building, refresh the surrounding storefronts, and create a plaza worthy of a town’s front door.
The site made that vision difficult to execute. Every design decision had to work within fixed constraints that left no room for error. The project sits between active Metro-North rail infrastructure and a busy downtown street, and the train station could not pause operations for construction. Redniss & Mead served as civil engineer and surveyor, translating that vision into precise site solutions that satisfied the town’s scrutiny, protected station operations, and gave the design team the technical foundation they needed to build something exceptional.
The project team included Beyer Blinder Belle as architect, Eric Rains Landscape Architecture, and Michele Cronin of 41° North Land Use Advisors, LLC, who secured the land use approvals.
