Brunswick School: Connecting a Growing Campus

Brunswick School: Connecting a Growing Campus Brunswick School’s presence in Greenwich is not defined by a single campus.

Over time, the school has expanded across several properties, shaping a network of academic buildings, athletic fields, and student spaces that together support daily life at Brunswick. What once operated on a single site has gradually evolved into a series of connected campuses.

Helping those places function as a coherent whole has required careful planning and continuity over many years. Throughout that evolution, Redniss & Mead has served as Brunswick’s civil engineer and surveyor, supporting the school as new facilities are added, campuses are adapted, and infrastructure expands to support changing needs.

One moment in that growth captures the story particularly well.

When Brunswick acquired property across King Street to expand its programs, the opportunity was clear. The challenge was equally obvious. The new campus and the long established Edwards Campus would be separated by a busy roadway.

The solution was not simply to add crosswalks or adjust circulation. Instead, the campuses were connected underground.

A pedestrian tunnel beneath King Street now allows students and faculty to move safely between the Edwards and Tudor campuses throughout the school day. Creating that connection required careful grading coordination, roadway interface approvals, and precise alignment between two properties with different elevations and existing infrastructure systems.

What might otherwise have been two separate campuses now function as one continuous school day.

Today, the tunnel operates quietly in the background, but it is the piece that allows the school’s campuses to function together.

As Brunswick has continued to grow, improvements have extended across the school’s other properties as well. The Edwards Campus along King Street remains the center of lower school life and athletics. The Tudor Campus now supports upper middle school programs and additional athletic facilities. Downtown, the Maher and Maple Avenue campuses continues to serve the high school, where improvements have strengthened connections between buildings and improved accessibility.

Another nearby property along Lake Avenue has been adapted to support early education programs and faculty housing, reflecting how the school continues to evolve its facilities as programs change.

Athletics remain central to Brunswick’s campus life, and the school has invested steadily in facilities that support student programs. Over time this has included new athletic fields, improvements to baseball facilities, cross country running paths across campus terrain, and an alumni pavilion overlooking football games.

Most recently, construction has begun on a new indoor practice facility that will allow year round training for multiple sports. The structure will house a 60-yard indoor field and incorporate a large sliding hangar door that opens to connect with the remaining covered field to create a full regulation field when weather allows. Designing the facility required careful navigation of Greenwich zoning limitations, including floor area restrictions that prevent full enclosure of certain athletic structures.

Many of these projects move forward quickly. Brunswick’s development is often driven by donor support and program priorities, which can create compressed timelines for design and permitting. In one instance,the project team assembled four separate applications and complete drawing sets within eight weeks in order to meet submission deadlines.

Because Redniss & Mead has worked across Brunswick’s campuses for many years, each new effort begins with a detailed understanding of the site’s infrastructure, drainage systems, and environmental constraints. That familiarity allows projects to move forward quickly while maintaining technical clarity.

Brunswick’s campuses will continue to evolve as the school grows. Across multiple properties and many years of work, engineering has helped ensure that each new investment fits within the broader campus network and within the physical realities of its Greenwich setting.

Sacred Heart Greenwich: Two Decades of Campus Growth and Stewardship

Campuses do not transform all at once. They evolve.

At Sacred Heart Greenwich, that evolution unfolded steadily over more than twenty years. Academic buildings have expanded. Athletic facilities have grown. Circulation has been reimagined. Infrastructure has been modernized. Through each phase, Redniss & Mead has remained the consistent civil engineer and surveyor, guiding how the campus develops within its distinct physical and regulatory landscape.

This is not the story of a single project. It is the story of long-term stewardship.

A Campus Defined by Its Land

Sacred Heart’s campus is both expansive and constrained. Wetlands bisect the property. Elevation changes shape where and how improvements can occur. Portions of the site fall within regulated FAA airspace tied to Westchester County Airport, adding another layer of consideration to building height and placement.

Every improvement must respond first to the land.

Over two decades, Redniss & Mead has developed a detailed understanding of these conditions. That familiarity has allowed the school to make informed decisions quickly, knowing where flexibility exists and where it does not. It has also streamlined coordination with Planning and Zoning and Wetlands authorities, because the technical groundwork has already been established.

Expanding Academic and Athletic Life

As the school’s programs grew, so did its facilities.

Major efforts have included expansion of the main academic building, development of a new library and middle school space, construction of synthetic turf athletic fields, and a substantial gymnasium expansion that added squash courts, training areas, locker rooms, and a second full size gym. 

Each of these projects required thoughtful grading across sloped terrain, stormwater design within regulated wetland buffers, and careful integration into an already active campus.

Redniss & Mead led entitlements for many of these improvements and remained closely involved from concept through construction, ensuring that each addition was built logically on what had come before.

Modernizing the Systems Beneath the Surface

Much of the campus transformation has taken place below ground.

The school transitioned from private wells to a connection with Aquarion’s public water system. A pumphouse was constructed and water distribution was extended across campus. A wastewater treatment plant replaced traditional septic systems, supporting growth while protecting environmental resources.

These foundational systems required coordination with utility providers and municipal agencies, as well as long term capacity planning aligned with institutional goals.

They are rarely seen, but they make everything else possible. 

Shaping the Everyday Experience

Not every project has been large in scale. Many have shaped how students move through and experience the campus each day.

Parking areas were relocated to create a more pedestrian-centered quad. A stair and walkway system was built to connect the parking and academic areas with athletic fields across steeply sloping areas, improving access and safety. Front lawn grading and lawn stairs redefined the arrival experience and now support major campus events.

Continuity as an Advantage

Over the past two decades, Sacred Heart has experienced leadership transitions and evolving priorities. Through it all, Redniss & Mead has remained the consistent engineering partner.

Benedict Place: Delivering Affordable Housing the Right Way in Downtown Greenwich

Affordable housing in Greenwich often arrives with tension.

At 19 Benedict Place, it arrived differently.

Benedict Place is a 120-unit multifamily development in downtown Greenwich, with 48 units designated as affordable under Connecticut’s 8-30g statute. While 8-30g projects can generate controversy, this one moved through the Planning and Zoning process with minimal opposition and was viewed positively by the Commission.

That outcome was not accidental.

A Measured Approach to 8-30g

Connecticut’s 8-30g statute allows developers to circumvent local zoning criteria in municipalities that have not met affordable housing thresholds. In many communities, applications push maximum height and unit counts, creating friction.

Benedict Place took a different path.

Selecting the right site and having pre-application conversations with regulators, the P&Z commission, and stakeholders drove a design responsive to its location. Redniss & Mead worked closely with Lonicera Partners, (Nimbus Properties was the initial developer.) land use counsel, and the broader consultant team to ensure that life safety, infrastructure capacity, and technical feasibility were addressed early and thoroughly.

Working alongside BKSK Architects and general contractor AP Construction, the team aligned design, engineering, and construction realities before formal review began. That early coordination shaped the tone of the approval process and reduced the potential for late-stage conflict.

Building Within a Tight Urban Footprint

The site sits within a constrained downtown block. The building extends nearly property line to property line. A private roadway runs through the development and provides access to adjacent properties. Utilities serving surrounding buildings traverse the site.

Stormwater management required particular creativity. With little at-grade area available, the team incorporated green roof strategies and above-building rain gardens; however, that was not enough to fully meet the requirements of the Town of Greenwich Drainage Manual. An additional compact treatment system was designed to be integrated within a lower level parking structure.

Every square foot required coordination across disciplines

Leading Interagency Coordination

Beyond site design, the project required steady engagement with multiple municipal departments.

Redniss & Mead led coordination with the fire marshal, utilities, sewer department, and engineering staff to confirm water supply, sewer capacity, and emergency access compliance. Infrastructure improvements were carefully documented and sequenced to support both the development and the surrounding properties.

By resolving technical questions before they became public concerns, the team helped prevent delays and build confidence with reviewers.

Planning and Zoning approval was secured within months of submission, and construction is currently underway.

A Downtown Project That Set a Tone

Benedict Place demonstrates that affordable housing under 8-30g can be delivered thoughtfully in Greenwich. The project did not rely solely on statutory leverage. It relied on technical preparedness, disciplined coordination, and a development team aligned around feasibility and responsibility.

In a dense urban setting with limited margin for error, careful engineering made the difference.

Greenwich Country Day School: Precision Engineering for a Track and Field

At first glance, a track and field looks simple. A flat oval. Open space. Clean lines.

In reality, delivering a quarter-mile track within a constrained campus setting requires significant precision, grading control, and regulatory coordination.

At Greenwich Country Day School’s Stanwich Road campus, Redniss & Mead helped bring a donor-led vision to life under a compressed timeline and challenging site conditions.

A Donor Driven Initiative

Unlike many institutional projects, this effort began directly with a donor whose goal was clear and time sensitive. The school’s leadership and project team moved quickly to identify a feasible location and advance approvals.

Several earlier site options were evaluated and ultimately abandoned due to environmental limitations, grading complexity, and adjacency concerns. The final solution emerged at the former St Agnes parish campus, where open land provided the opportunity to construct a regulation quarter mile track and natural turf field.

From the outset, the schedule was ambitious.

Engineering a Flat Surface on a Sloped Site

A regulation track must be flat. The Stanwich Road property was not.

Creating the platform required substantial earthwork. In some corners of the site, grades were lowered significantly. In others, fill was added to balance elevations. Retaining walls reaching roughly fifteen feet in height were required in one area, while other corners demanded careful fill placement to achieve uniform performance.

The precision required for track construction left little margin for error.

Redniss & Mead led grading design and coordinated wetlands permitting to support this transformation, ensuring that earthwork balanced structural needs, drainage performance, and environmental compliance.

Designing for What Comes Next

Although the field is currently natural turf, the drainage infrastructure was designed to accommodate future conversion to synthetic turf.

In Greenwich, synthetic turf is treated as an impervious surface. That classification significantly increases stormwater design requirements. Rather than redesign the system later, Redniss & Mead engineered the drainage network to meet full impervious assumptions from the outset, including both the track and a potential synthetic field.

This approach protects the school from needing to disrupt their current facilities or reconstruct infrastructure when program needs evolve.

Delivering Under Schedule Pressure

Construction timing shifted due to contractor pricing and rebidding, ultimately pushing completion into less favorable seasons. Despite these shifts, the core engineering framework remained intact.

The result is a completed track and field facility that appears straightforward, yet rests on careful grading, wetlands coordination, and future ready stormwater design.

At Greenwich Country Day, precision engineering ensured that a donor’s vision became a durable campus asset.

Greenwich Hospital: Enabling a New Cancer Center Within an Existing Campus

Expanding a hospital in a residential community requires balance.

Greenwich Hospital had previously sought approvals for a standalone cancer center on nearby properties. Those efforts were denied, not because of technical deficiencies, but due to concerns about expanding non-residential use into residentially-zoned areas.

The approved solution took a different path.

Rather than extending outward, the new cancer center is being constructed within the existing hospital footprint. Making that possible required significant reorganization of services, relocation of support functions, and coordinated site design across multiple hospital owned parcels.

Redniss & Mead played a central role in enabling that strategy.

A Multi Parcel Approach

To accommodate the new cancer center within the main campus, supporting departments and services were relocated to several outbuildings and satellite medical office facilities owned by the hospital.

Working alongside SLAM Collaborative as architect and landscape architect, and under the leadership of land use attorney Amy Souchuns, Redniss & Mead supported the technical framework that allowed the approvals to move forward.

Coordinating Infrastructure at Scale

Hospital projects demand high reliability.

Redniss & Mead led coordination with utility providers, the engineering department, and the sewer authority to ensure adequate capacity and service continuity. Sewer connections, drainage systems, and access logistics were carefully evaluated to support both ongoing hospital operations and new construction.

The complexity was not limited to one building. It extended across multiple properties and systems that had to function seamlessly during and after construction.

Designing for the Patient Experience

The new cancer center includes thoughtfully designed outdoor spaces for patients and caregivers, particularly those undergoing long infusion treatments.

Working in coordination with SLAM Collaborative, Redniss & Mead supported grading and drainage strategies that enabled the creation of these exterior garden areas within a constrained medical campus. The outdoor spaces provide moments of relief and connection during demanding treatments.

It is a reminder that site engineering influences not only infrastructure performance but also human experience.

A Strategic Outcome

After earlier denials for expansion beyond the existing footprint, Greenwich Hospital achieved approval for a major clinical improvement without extending further into surrounding residential zones.

The solution required coordination across disciplines, agencies, and parcels. It required technical clarity and disciplined execution.

At Greenwich Hospital, engineering enabled a path forward that balanced community context with advancing healthcare needs.

Greenwich Academy: Implementing a Campus Vision at 200 North Maple Avenue

Some projects improve a building. Others reshape how an institution functions.

At Greenwich Academy, the transformation of the northern half of the campus at 200 North Maple Avenue was about far more than new construction. It was about rethinking circulation, gathering space, infrastructure, and daily experience in a way that supports the school’s mission for decades to come.

For more than 30 years, Redniss & Mead has partnered with Greenwich Academy across multiple phases of campus growth. That long-term relationship created deep familiarity with the site and its infrastructure, which proved essential as the Academy moved forward with a comprehensive campus initiative between 2018 and 2021.

The Master Plan in Motion

The initiative included construction of a new standalone Lower School building, renovation of and addition to the Middle School, development of a Visual Arts Center, redesign of the Harrison Courtyard, and reconstruction of the North Parking Lot. All work was completed while school remained fully operational.

Redniss & Mead served as civil engineer across the campus improvements, guiding site planning, infrastructure strategy, municipal coordination, and construction phase support. Close collaboration with the architectural and construction teams allowed technical decisions to align with design intent while maintaining schedule discipline.

Reimagining the Harrison Courtyard

At the center of campus, the Harrison Courtyard had long functioned as a sunken space surrounded by active buildings and layered infrastructure.

Delivering the new design required careful engineering judgment. The courtyard sits at a low point, and hidden beneath the surface are multiple utility connections to the surrounding buildings, including a sanitary sewer network directly impacted by the project. Redniss & Mead developed a comprehensive drainage approach, precise grading to support the complex horizontal geometry and a 23-foot elevation change, and a full utility and sewer redesign within an active campus setting.

Rethinking Arrival and Dismissal

The North Parking Lot serves as the primary pickup and drop-off area for the school. The redesign expanded on-site queue capacity, maintained circulation for non-pickup vehicles, and improved pedestrian safety during peak periods. Approximately half of the pavement was installed as porous asphalt to promote on-site stormwater infiltration and reduce reliance on municipal infrastructure.

A Partnership That Continues

The Lower School transformation represents one chapter in a long-standing collaboration. That depth of knowledge now informs planning for a new 50-acre satellite campus in Greenwich, working alongside Sasaki as master planner to guide future development.

Greenwich Academy: Cowan Center Relocation at 96 North Maple Avenuel

Some projects are highly visible. Others are strategic moves that make larger transformations possible.

When Greenwich Academy advanced the construction of its new Lower School building, the existing nursery school program referred to as the Cowan Center needed to be relocated. The solution involved converting a nearby residential property at 96 North Maple Avenue into the new Cowan Center.

What appeared straightforward required careful site planning, municipal coordination, and technical clarity to align institutional needs with neighborhood context.

Converting a Residential Property

The selected property was an existing home. While the architectural character remained intact, the site had to perform as an institutional use. Redniss & Mead served as civil engineer, supporting drainage design, circulation planning, accessibility improvements, and coordination through the approval process.

The front terrace sat several feet above grade, requiring an integrated ramp solution to achieve ADA access.

Responding to Neighborhood Concerns

The proposal generated significant neighborhood feedback. Residents raised concerns about drainage, traffic, screening, and noise. Redniss & Mead worked closely with William Kenny Associates and the broader consultant team to respond with technical clarity. Drainage analysis demonstrated that the project would not negatively affect adjacent properties.

Engineering documentation provided objective data that supported informed discussion throughout the land use process led by Michelle Cronin, AICP and Bruce Cohen.

Enabling the Larger Campus Vision

The Cowan Center relocation was a necessary step that allowed the Lower School project to move forward on the main campus.

At 96 North Maple Avenue, success depended on careful site planning, clear engineering documentation, and steady coordination through the approval process. The result is a functional early childhood facility that meets operational needs while remaining compatible with its residential surroundings.

Field Club of Greenwich: Expanding Recreational Facilities Within a Residential Setting

Expanding a private club within a residential neighborhood demands more than design ambition. It requires disciplined planning, technical precision, and a clear path through community review and municipal approval.

At the Field Club of Greenwich on Lake Avenue, long-term plans to modernize recreational facilities unfolded across multiple phases. What began years earlier with a squash center addition ultimately concluded with the development of a new indoor tennis facility and the introduction of Connecticut’s first Padel courts, a fast-growing sport gaining popularity among club communities.

Redniss & Mead supported the Club throughout that evolution, serving as civil engineer and helping translate program goals into a feasible and approvable site strategy.

Building Within a Residential Zone

The Field Club operates within a residential zone surrounded by homes. Proposed improvements prompted questions regarding scale, grading, visual impact, and overall site intensity.

Redniss & Mead worked closely with Rogers McCagg Architects and the broader consultant team to refine grading transitions, stormwater management strategies, and overall building placement. Engineering documentation supported the land use process and provided clarity during public discussion.

Confronting Subsurface Conditions

The site presented extensive ledge and bedrock, directly affecting feasibility and construction cost. Redniss & Mead assisted the Club in evaluating earthwork quantities early in the process, helping estimate potential rock removal required for foundations, court elevations, and site regrading. This analysis informed budgeting decisions and reduced uncertainty before excavation began.

Integrating New Facilities Into an Active Club

The indoor tennis facility and new Padel courts needed to integrate seamlessly with ongoing club operations. The Padel courts were incorporated into a deck structure connected to the new building, reshaping circulation and activating a previously underutilized portion of the property.

Redniss & Mead remained engaged through implementation, working alongside the design and construction teams to address field conditions and support delivery.

A Continuing Collaboration

The Field Club of Greenwich represents a multi-phase collaboration built over more than a decade. From the original squash center addition through the indoor tennis expansion and the introduction of Padel, each phase expanded upon prior knowledge of the site and its infrastructure.

Greenwich Plaza: Reimagining a Gateway to Downtown Greenwich

At the base of Greenwich Avenue, where commuters and visitors arrive and depart each day by train, Greenwich Plaza serves as a key connection point between the town and New York City. Long owned by The Ashforth Company, the property has been part of Greenwich’s commercial fabric for decades. More recently, Ashforth undertook a comprehensive effort to reimagine the commercial spaces on the north side of the railroad tracks, transforming an aging cluster of buildings into a more welcoming and active entry to downtown.

The project focused on the stretch between Railroad Avenue and the Metro-North platforms, including the Greenwich train station building and the site of the former Bow Tie movie theater. The theater, a windowless concrete structure, was disconnected from its surroundings. In its place, a new restaurant and food hall building now opens to the street, creating space for outdoor dining and gathering.

The transformation extends across the site. The train station has been modernized, storefronts have been refreshed, and a new plaza and outdoor seating areas now provide space to linger, bringing activity to a part of downtown that was once primarily a place to pass through.

On one of Greenwich’s most visible and constrained sites, the work demanded a level of precision where every inch shaped how people arrive, move, and experience the space.

Redniss & Mead served as civil engineer and surveyor, working closely with the design team to navigate the site’s tight physical constraints between active rail lines and a busy downtown street. The work required careful coordination so that public access, station operations, and the design vision could function together seamlessly.

Given the station’s role as a primary point of arrival and departure, the team worked closely with the Town of Greenwich to maintain safe circulation, pedestrian movement, and station access throughout the redesign.

The broader team included Beyer Blinder Belle as architect, Eric Rains Landscape Architecture, and Michele Cronin of 41° North Land Use Advisors, LLC, who secured the land use approvals. Together, the team replaced an inward-looking structure with one that engages the street and contributes to the experience of downtown Greenwich.

Today, the plaza presents a more welcoming and active gateway, with a modern building, green roof, and public spaces that reflect both the character of Greenwich and its connection to the region.
