Land Surveying

A land survey presents the physical elements of your property on a map.

As early as possible before a change in your property, including:

  • Change in improvements: Before land is developed or altered by construction of buildings, additions or improvements, a survey will identify constraints such as boundaries, set-backs or wetlands.
  • Hiring a property professional: Your architect, landscape architect, drainage engineer, real estate agent, land use attorney and contractor rely on accurate survey data to do their jobs.
  • Change of control: Before you buy, sell, subdivide, or transfer any rights such an easement, a survey assures the location of property boundaries and the accuracy and wording of legal descriptions.
  • Change in use: A survey is the first step in the process of applying for zoning changes or other use permits.

Permitting

As provessional surveyors, engineers and planners with permitting experience, we help you by designing and engineering your project to meet permitting requirements. We begin with the end in mind: a successful permit application.

For projects large and small we usually do preliminary work with the permitting agencies to understand their perspective and to obtain early guidance on your project application.

We also assist you and your land use attorney in preparing your permit application package, including engineering data analysis, maps and other tools to communicate the benefits of your project to the permitting authorities.

When appropriate, a member of our firm will make a presentation or answer questions about the engineering aspects of your project at public hearings or agency meetings.

Civil Engineering

Site civil engineering is the science and art of designing infrastructure, utilities and land forms prior to their construction. Engineering includes the analysis of the function of existing and proposed systems on the property that will affect the project to be built.

Craig J. Flaherty, P.E.

Mr. Mazzeo is Project Manager on most planning and zoning consulting projects. Jorge P. Pereira, PLS, CFS

Mr. Pereira is responsible for scheduling and coordinating all field work for the firm and works closely with the field crew members on most projects. He is responsible for client contact and coordination with other team members. Andrew M. Kuzmich, P.E.

Senior Engineer

Andrew is an out-of-the-box thinking civil engineer who consistently comes up with creative solutions to technical problems. He has inclusive experience as project manager, design team coordinator and technical designer. He is involved in all phases of development from concept through approvals to completion of construction. He coordinates project teamsincluding architects, traffic engineers, utilities, municipal land-use officialsand environmental agencies at the local, state and federal levels. Aubrey E. Mead, Jr.

Aubrey E. Mead, Jr. is Treasurer of Redniss & Mead, Inc., a land use consulting firm specializing in land use, civil engineering, surveying, and site planning.

Since joining the firm in 1977, Mr. Mead has developed on a variety of civil engineering assignments involving marinas and other coastal projects, storm water management, roads, sewers, dams, culverts, pumping stations, water distribution and septic systems. He has extensive experience in flood impact studies associated with various projects located in flood plains.

Bret D. Holzwarth, P.E.

Cesar has over twenty years’ experience in the land surveying profession. He serves as a Project Manager on numerous site development projects including the preparation of boundary and topographic surveys and construction layouts. He reviews surveying documents and maps to ensure accuracy and certifies them for non-certified surveyors. Patrick is a resourceful project engineer with comprehensive knowledge of engineering principles, theories, specifications, and standards. Raymond L. Redniss, PLS

Principal Surveyor

Ray Redniss manages and oversees the quality control of all survey projects. His specific responsibilities include preparation of detailed legal descriptions and air rights; conveyance mapping; research and opinions on tidal and riparian rights; reconstruction of boundary lines both through record descriptions and the evidence of possession; and, representing the firm and the profession as an expert witness on survey, boundary, and land use. In his six decades of experience, Mr. Redniss has been involved in the surveying and planning of much of the major development of downtown Stamford, and oversaw the survey coordination and processing for the Harbor Point Development. Mr. Redniss has also been involved with numerous development projects throughout the Fairfield and Westchester County areas.

Richard W. Redniss, FAICP

Principal Planner

Mr. Redniss is Principal Planner and previous President of Stamford-based design build firm Redniss & Mead, Inc. Over the past four plus decades, he has built a portfolio of award-winning projects throughout Fairfield County of virtually every scope and type – from residential, commercial, retail and industrial to educational, religious, government, and cultural to waterfronts,parks and open space. This extensive body of work is respected by both the public and private sectors for its creativity and sensitivity to the natural and built environment, facilitating the public review process and focus on efficient solutions to wide spectrums of land use challenges.
