Renovation of an existing church on a 1 acre site in the Town of Greenwich business district. Design responsibilities include: grading, drainage, utilities, underground utility coordination, paving, and sediment and erosion controls. Quality control during construction and as-built certification was performed.
Noroton Presbyterian Church
We provides land surveying and site civil engineering services for a significant modernization project for the church including additions and site work. The comprehensive redesign of the ten-acre site improves safety and traffic flow, beautifies the parking areas and landscaping, and increases available playground space in a more secure location. We were also an integral part of the approval team, leveraging our local experience during the approval process and communications with neighbors. Designing a stormwater collection, conveyance, and mitigation system was critical to the regulatory approval.
Charter Oak Communities – Palmer Square
A renovation of a 10-acre campus supporting a student population of 330. The solution married buildings built at five different times providing accessibility, improved pedestrian flow, and increased parking within a natural setting in a way that respected the historic school building. Redniss & Mead, Inc. was the lead consultant for a permit process that included applications to and appearance before the Inland Wetlands and Watercourses Agency, Architectural Review Commission, Zoning Board of Appeals, and Planning & Zoning Commission receiving approvals to convert an existing gymnasium into a 400-seat Performing Arts Center. Design responsibilities included utilities, grading, sediment and erosion controls, and a stormwater management system incorporating low impact development techniques to manage both water quantity and water quality. The process required careful coordination with the local Department of Public Works and outreach to the neighbors concerned about legacy traffic and parking operations.

The first phase of the Vidal Court revitalization. Westwood will offer one-, two-, and three-bedroom apartments in ten buildings. Most will be townhouse style, although one small multifamily building will be included to provide additional lifestyle options. This building will include a fitness room. All buildings will feature exterior and interior finishes, fixtures and appliances comparable to those found in high-quality market rate rental developments in Stamford.
Westport Housing Authority – Hales Court
Planning, Zoning, Engineering and Surveying services included assisting the Westport Housing Authority (WHA) and the Town of Westport in the creation of new Zoning Text Amendments to create the Municipal Housing Zone (MHZ) to facilitate the provision of affordable housing on land owned by the Westport Housing Authority.

Charter Oak Communities – Greenfield
Greenfield is located on Merrell Avenue, partially on a portion of the Vidal Court site, and partially on land received from Stamford Health System (SHS) as part of a larger land exchange in which SHS gave COC its former rehab center (now the site of the Palmer Square development), and COC gave SHS a portion of the Vidal Court site to facilitate a major expansion and redevelopment of the hospital campus.Planning and Zoning included Applications for Master Plan Changes, Zone Changes, Text Changes, Road Discontinuance, and Property Swaps for the demolition of 216 existing dwelling units and the construction of 117 new dwelling units. The remaining units are being replaced and developed on multiple offsite locations in the area. Engineering services currently being provided include engineered plans for construction depicting the design of site grading, drainage, utilities, erosion controls, and coordination with respect to CHFA requirements.
Westport Housing Authority – Sasco Creek Village
We served as lead consultant in drafting, and obtaining approval for, multiple text changes to revise Section 16 “Mobile Home Park District (MHPD)” of the Westport Zoning Regulations to facilitate the potential redevelopment of the “Hidden Brook/Sasco Creek” site. Responsibilities included coordination with design consultants/architects, client, and Town staff; assisting in the design of demonstration site and architectural plans; preparation and submission of application materials; and presentation before the Planning & Zoning Commission and other reviewing boards/departments.
